We stayed in the family section, as opposed to the adult section, to be close to our family. We did drive through the adult section and noticed that the pool was much nicer in that section. It was not pool season so we were not looking to swim anyway. In the family section there are a few old run-down mobile homes, but during our stay two of them were moved out, leading us to believe that they may be trying to transition away from being a mobile home park to being only an rv park. I'm not certain of that, but I found it surprising to see two of them moved in such a short time. This rv park has a "Ten year rule" and we had to submit pictures of our Gypsy when we made our reservation because she is an older rig. This bothered me a little as some of the rigs set up in there semi permanently are not in good shape and have junk around them. But are rig was approved so I tried not to let it bother me.We had the misfortune of being next to a neighbor that was learning to play guitar quite loudly. We applaud his tenacity because he practiced for several hours every day, but his skill level did not improve much from the beginning to the end of the month. We wished he could have practiced with a lower volume on his amp. During our stay there were a couple of house parties in one of the rundown mobile homes near us and we were treated to their party music all night long. One more than one occassion we were witness to family dramas carried out in the open with plenty of yelling, cussing, and in one situation a fight that included a shovel as a weapon. The laundry facility was very nice, and within the laundry room there are three bathrooms that includle showers. The bathrooms are completely private, shower, sink and toilet in one private room. They are nicely tiled and while we never made use of them, we visited several times to do laundry and they were always immaculately clean. The washers and dryers were all clean and well maintained. You have to have a key card to get into the laundry facility. There are dumpsters in a couple of places in the park. There was almost always a mess around the dumpsters. The staff members were just fantastic. They allow mail and packages and have a nice organized system for both and take care of packages and mail. We were very pleased to be able to order a few things we needed and know that we could trust the staff to take care of them. Every staff member we met was friendly and helpful, you really are made to feel welcome and wanted at RV RanchWe would stay here again if we were in the area, but we would elect to stay in the adult only section next time.

We chose this park because we had an appointment at the Fleetwood service center in Alvarado, Texas (which is about a 10-15 min drive from this park). There's two areas of this park, the adult only section (lots numbered 180 through 254) and the kid section. They'll ask you which one you want to be in when you make the reservation. Not having kids, we chose the adult side but honestly after walking the property I didn't see many kids so maybe there is more of a divide in the summer? The adult-only (21+) pool looked very nice but it wasn't pool weather (mid-March) when we visited so we didn't use it.The town of Cleburne is about a 10 minute drive away and has a HEB grocery store and lots of fast food and services. If you need a rental car, the Enterprise in Cleburne will pick you up from the park. The wifi is free and worked steady but sometimes slow. They have a "catch and release" lake with two docks that is nice to walk around. The shower & laundry buildings looked nice, but we didn't need to use them. This was a crowded and densely packed RV park. The roads are paved but some are a little narrow for larger rigs. There is no fenced dog park, however they are dog friendly and have a designated "dog walk" area near the lake. Most folks staying here keep to themselves. We didn't encounter too many people out and about. We visited in March and didn't many rv's coming and going. I'd guess a large portion of the guests are long-term stays. Our gravel/dirt site (#212) was sloped towards the street and it took us well over 30 minutes of setting the jacks, retracting the jacks, pulling forward, backing up, trying again until we finally got to a somewhat acceptable amount of level, but our front tires were still almost lifted off the ground. We stuck it out because when we made the reservation they told us there were only two spots available - ours and the one next to us (#213), which was equally sloped. The trains! I mentally wrote this part of my review while lying in bed at 4am after being woken up by all the train horns that seem to blast all night long. The only way I could sleep was to close all of the windows and blast the AC or Fan all night. I usually am a heavy sleeper so that should say something. You've been warned! CHOO-CHOO!The drinking water here has a very strange taste and it has a "silky" feeling to it which really weirded us out. We drank bottled drinking water during our stay and did not fill up our water tank. Our advice: If you're like us and staying in a larger Class A motorhome (38'), or just don't want to deal with sloping sites, reserve a pull-thru spot. They're still not level, but they're the same grade all the way through and fixable with jacks.
Very nice, clean park with a pool and pond.

They have an adult only section and that's where we stayed. The kid section looks like it is mostly mobile homes and not as nice as the adult half of the RV park. There is a really nice pool... Also, the laundry is clean. There are about 10 washers and 10 dryers and I think 8-10 separate shower rooms in with the laundry. The washers and dryers seem to run really well and are $1.50 each. Our spot was right across from the laundry and the pond. You can fish in the pond (catch and release only). At the office up front there is a video rental place and a Hunt Brother's Pizza along with a tanning salon. We paid $195/wk for a nice pull through site. I think for a 30amp back in site it would be around $130. Our site was level and gravel and we had a half moon patio and an arbor that provided some well received shade. All the roads in the park are asphalt and well maintained. There's not much close by. There is an RV store right down the street that carries a lot of supplies. And a Walmart in Cleburne, the closest "town" to the RV park. It's almost an hour from downtown Dallas.
