Many have permanent laundry racks out, multiple vehicles, patio furniture etc. The short term sites are throughout so there’s no delineation between permanent and short term. We were In the back and the trash is upfront, ridiculously far. They should pick up trash for the rate you pay. Laundry facilities were busy but nice. Concrete pads are mostly broken, but a few looked new. There’s 3 little ponds and many birds around the park. The traffic to get to Pine Island is slow and heavy through Matlancha. If we were in the area again we’d likely stay elsewhere to avoid the traffic. It really isn’t that convenient to Fort Myers because of the traffic.

Tight to neighbors, but expected at a KOA.Was quiet, no issues with noise.Nice pool and games like horse shoes, shuffleboard and playground.Location is convenient to Monroe Canal Marina and Woody’s (closed right now for COVID) but opening soon. Other than that there isn’t much around so it’s a hike up to Bokeelia and Matlacha and there’s traffic on and off the island.

Nice staff site was level on the banks of pond. Really tight spaces with no privacy. The majority of sites have RV’s permanently set up with skirting and concrete blocks. The majority of sites have RV’s permanently set up with skirting and concrete blocks. We thought this would be close to Naples but 11/4 hours as it is across the bay from Fort Myers and a fair trek to get anywhere. The nearest town is St. James, it was charming. We had a great dinner at Woody’s. There were nice looking facilities but we did not use any.

The staff was nice, maintenance keeping things up well, and the park was very nice.We were thankful to stay here through our membership with Encore and it kept the cost down! The location is a bit remote unless you are planning to come out to Pine Island but we were happy to make the trip. We stayed just a few days and did not get to see the area too much, but the surrounding towns were really cute looking. Not too much time to get into the town for shopping either. Our site was pretty good (concrete pad that was about 2/3 the length of our RV) but we were a bit close to each other.Amenities of the park were nice with a heated pool that was open, a good clubhouse and nice laundry. We would stay again if we were in the area and look forward to visiting some of the other places near the RV park next time.

Like all of south FL in winter, popularity and folks/snowbirders willing to pay, they get away with charging exorbitant prices. Sites stacked like cord wood. Garbage pick up only certain days, so lazy neighbors leave garbage out anyway, makes for a lovely view. The drive to get to civilization (aka: normal shopping) is very lengthy. Traffic on the island is terrible. It is a combination KOA/Encore/Thousand Trails park & has clubhouse, pool (a bit murky), hot tub, shuffleboard, horseshoes, tennis, dog run, a few small ponds scattered around, and playground. Not enough lounges at pool leads to folks piling stuff on them, then disappearing for hours until they return to use them, leading to hot tempers. Nothing to do on the island but drink, eat, or fish. We will not return.
